Please carefully review our Terms & Conditions and Cancellation Policy below. Due to our limited inventory and unique nature of accommodations, we must strictly adhere to these policies without exception, including emergency situations.

Definitions

1. Guest(s): Any person residing at Hotel KBS Grand who is at least 18 years of age
2. Invitee: Any person not residing at the hotel but invited by a registered guest
3. Accompanying Party: All individuals traveling with or visiting the primary guest
4. Management: Hotel KBS Grand management and authorized personnel

Check-in & Check-out Policy

• Standard Check-in: 1:00 PM
• Standard Check-out: 11:00 AM
• Early check-in or late check-out requests must be communicated in advance and may incur additional charges
• Last-minute timing changes are subject to availability and additional fees

Payment Terms

1. Advance Payment: 100% room rate payment required in advance for the entire stay period
2. Additional Charges: All food, beverages, services, taxes, and levies must be settled no later than departure time (unless written arrangements are made with management)
3. Damage Liability: Guests are fully responsible for any damages caused to hotel property due to their actions, negligence, or omissions
4. Rate Changes: Room rates are subject to change without prior notice
5. Admission Rights: Management reserves the right to refuse admission

Safety Acknowledgment & Liability Waiver

IMPORTANT: By signing these terms, guests acknowledge understanding of the following risks:

Wildlife & Environmental Risks

Guests acknowledge full awareness of dangers associated with:

• Presence of wild animals, reptiles, birds, and insects on the property
• Real risk of bodily harm, injury, death, or property loss from wildlife encounters
• The unique natural environment of our location

Structural Safety

Guests acknowledge understanding of:

• The elevated tree-house nature of accommodations (25-30 feet above ground)
• Inherent risks of staying in arboreal structures
• Potential for serious injury or death from falls due to careless or reckless behavior
• The need for constant vigilance and responsible behavior

Comprehensive Waiver

All guests, accompanying parties, and invitees hereby:

• WAIVE ALL CLAIMS of any nature against Hotel KBS Grand, its owners, directors, partners, employees, and associates
• INDEMNIFY AND HOLD HARMLESS the hotel and all connected parties from any claims arising from harm, injury, death, or loss
• ACKNOWLEDGE that this waiver applies regardless of whether harm results from hotel staff actions or omissions
• UNDERSTAND that emergency medical treatment (if provided) does not constitute admission of liability

Guest Authority & Responsibility

The signing guest warrants that they:

• Have read and fully understand these terms
• Are authorized to bind all members of their party (including minors and invitees)
• Accept personal liability for all costs and claims related to their entire party
• Agree to these terms at the time of booking
